Stoddardmls.com is a website offering public viewing of real estate listings in Southeast, Missouri. This website is a service of Creative Design Group, a subsidiary of BBC Inc., a corporation owned and managed by Dave Green, President. (www.4cdg.com, dave@4cdg.com) CDG operates and maintains this website with input and in cooperation with the Stoddard County Board of Real Estate.

Real Estate professional membership in Stoddardmls.com includes accurate inputting of data in a timely fashion. Stoddardmls.com members will be required to put 100% of their property listings on Stoddardmls.com within 5 business days with the only exception being client refusal, which must be documented in writing by the listing agency. Open listings may not be included on Stoddardmls.com. Data content will include specific information pertaining to each of the new listing template categories. When inputting data, color and text points can be made but all effort should be made to keep all information printable on one page. This means large and expanded fonts in the listing description will not be permitted. As to the more information area, details pertaining to the unique listing are encouraged as are the business name, telephone number, and link to your website. No personal agent information or contact information or cell phone numbers are to be used. Members are encouraged to help market, brand and publicize www.stoddardmls.com in a positive manner. We invite all real estate members to link to our properties.

When entering listings, all applicable information should be included and correct and all data and photos should be entered at the same time. Any changes to property listings, including properties that are sold, must be entered within 2 business days. Sold listings require additional, appropriate information to be completed correctly in a timely manner.

Property SOLDS shall remain on Stoddardmls.com for 36 months. Members will be asked to delete SOLDS older than 36 months at an appropriate schedule. When entering sold information, include special concessions, such as “seller paid points and or closing costs” or personal property included in sale. Also please enter the type of financing and disclose price reductions and if the sale is a lender acquired property. Stoddardmls.com SOLDS will not be open to the public.

When a listing expires, the property must be added to the expired area of Stoddardmls.com immediately.

Member user names and passwords are not to be disclosed to any outsider. Any violation will result in a $100.00 fine being levied by Creative Design Group and expulsion as a member of Stoddardmls.com

Creative Design Group will have the right to fine any member $25 per property for failure to list property. Failures to change property status and sales within the designated time frames will also result in a $25 per property fine. There will also be a fine of $500 and expulsion from Stoddardmls.com for falsified information. Any misuse or unauthorized use of data or programming or design of the website www.stoddardmls.com will be in violation of Missouri and U.S. laws and will be prosecuted.

Failure to pay dues or fees will result in a 1.5% late fee per month for failure to pay within one month of the due date.

Membership of Stoddardmls.com should come to denote competency, fairness, and high integrity resulting from adherence to a lofty ideal of moral conduct in business relations. NO inducement of profit and no instruction from clients can ever justify departure from this marketing strategy.

Stoddardmls.com members shall maintain a regularly established place of business in this state, which shall be open to the public during usual business hours or at regular stated intervals. This place of business shall have a business sign of sufficient size to identify it and must bear the name under which the firm is licensed, or the regular business name, and shall be displayed outside the regular place of business.

In the interpretation of these Rules and Regulations, Members can take no safer guide than that which has been handed down through the centuries, embodied in the Golden Rule, “Whatsoever ye would that others should do to you, do you even so to them.”
